Match space to your stage
A home office is efficient until isolation, distractions or customer meetings become constraints. Coworking offers flexibility; a serviced office offers privacy; a conventional lease offers control with more commitment. Choose for the next twelve months, not an imagined future team.
Calculate the real monthly cost
Add service charges, business rates where applicable, internet, furniture, utilities, insurance, meeting rooms, parking and deposits. Check opening hours and notice periods. ‘From’ pricing rarely tells the whole story.
Value useful proximity
For a product business, access to storage, packing knowledge and carriers may matter more than city-centre coffee. For an early founder, nearby operators who answer practical questions can be worth more than a bigger floorplate.
Visit during a normal day
Test mobile signal, calls, noise, temperature, transport and accessibility. Ask existing members what happens when something breaks and how often they meet people through the space.
Keep commitments reversible
Early companies change quickly. Prefer terms that let space expand or contract without consuming runway. If a programme includes free workspace, understand the duration, selection criteria and what happens when it ends.
